Little Fanny is a great home that is located just a stone throw from the Red River and is located on the west end of Red River, New Mexico. . We love our pets and we know that you do too! Little Fanny is pet friendly, please contact our office staff for any questions or pricing!

When you walk up the steps and enter the cabin you will be standing in the living room. Here you will have the ease of a gas log fireplace, and above that is the large flat-screen TV with a DVD player giving guests the option of watching Roku or movies brought from home. The living room also has a sleeper sofa that can be pulled out to make a double bed. Walking past the living room you will find the dining table and the kitchen. The kitchen has plenty of counter space and cabinet space to store things brought into the home. There is a half bath located off the kitchen for guest access. The appliances are all stainless steel. This home has a large deck that has outdoor seating that is covered overhead.

Both of the bedrooms that Little Fanny has to offer are located upstairs. The first bedroom is equipped with a king bed, a flat-screen TV, a private balcony, and access to the hallway full bathroom. The second bedroom has a queen bed, a flat-screen TV.

Little Fanny is walking distance to the Red River Ski and Summer Area making this a favorite cabin for anyone looking to be in a free-standing home that is very close to activities such as skiing, snowboarding, and the new zip line that has been added courtesy of the Red River Ski and Summer Area. Guests that stay here are only a block away from Main Street.

We were very appreciative of the road closing warnings that you gave us throughout our stay. It was a road we would have traveled and do appreciate the extra time you took to provide the updates and keep us posted to the travel conditions. Our stay was lovely and very relaxing. We come to Red River to get away from the rush of the city and the heat in Texas and enjoy the majestic beauty found in the mountains. The local people of Red River always make us feel welcome and that is much appreciated on our part. I have personally been coming to Red River since I was a teenager, years ago and never tire of the beauty of the area or the town itself. It is a great place for families to get together. We enjoyed working with you and look forward to returning in the future.

Staff was very friendly and knowledgeable

Staff was very friendly and knowledgeable. We were in and out of the office in a flash! Cabin was great! We loved sitting on the deck in the evening to view the mountains. A couple of evenings had deer close by grazing.

House Rules

Guests must be at least 21 years old and provide proof of age upon request. We reserve the right to refuse service to any person or party.

Check-in begins at 4:00 PM; however, during peak seasons, a 4:00 PM check-in is not guaranteed. Guests will receive a text and email once the property is ready. Please do not enter the property or park outside the unit before receiving check-in approval. Unauthorized early access will result in a $200 fee.

Check-out is no later than 10:00 AM. Refunds are not provided for early departures. Early or late check-in/check-out may be available with advance approval and may incur a fee equal to one-half night’s rent.

A valid credit card is required at check-in for damages or missing items. Guests have 12 hours after arrival to report any issues with the property.

A cleaning fee applies to all reservations. Guests must wash dishes and remove trash to avoid an additional cleaning fee.

Pets are only allowed in designated pet-friendly units with prior approval. Unauthorized pets will result in a $500 fee per pet, possible cleaning or repair charges, and immediate eviction without refund. Pet-friendly units allow a maximum of two pets. Pets must be kenneled when unattended, and guests must clean up after them or incur a $100 fee.

Smoking is prohibited inside all properties. Evidence of smoking indoors will result in a $500 fine.

Maximum occupancy limits, including children and infants, must be followed at all times. Temporary sleeping arrangements such as air mattresses or cots are not permitted.

House parties, firearms, fireworks, excessive noise, trespassing, parking outside designated areas, and operating ATVs or off-road vehicles on private land are strictly prohibited. Violations may result in fines, eviction, and forfeiture of all monies paid.

Some properties may require snow chains or four-wheel drive during winter conditions, and guests are responsible for proper transportation. RV parking is prohibited at all properties.

M Vacation Properties and Resorts reserves the right to enter the property when necessary for repairs, maintenance, occupancy verification, or emergencies. While we make every effort to maintain all amenities, we cannot guarantee against interruptions or mechanical failures involving Wi-Fi, satellite, heating, hot tubs, TVs, or appliances. 1-800-453-3498 Opt 3

In rare circumstances, guests may be relocated to a comparable property due to maintenance issues, property sales, or unforeseen events. Relocation does not qualify for refunds or credits.

Trash in hot tubs will result in a $100 fee. Oil fryers are prohibited and carry a $500 fine. EV charging is prohibited unless the property specifically offers an EV charger; violations will result in a $100 fee.

Wi-Fi and satellite services are complimentary amenities and are not guaranteed. We are not responsible for items left behind after departure.
