By The River Cottage is one of the best vacation rentals for someone looking to be able to fish right out of the backyard! This Victorian style, two-story, three-bedroom and two and a half bathroom duplex home is located only a few blocks from Main Street on the West end of town. During your stay in By The River, you will be sitting right on the river with large yard space for everyone to be able to relax.

When walking through the front door you will walk down the entryway and out into the living room and the dining area. You will find comfortable seating for everyone in the party to sit. There is a flat-screen TV with a DVD player giving guests the option to watch cable or movies brought from home. Behind the living room is the dining area with a large dining table that will seat 6. Beside the dining room is the kitchen with plenty of counters and cabinet space to make cooking an easier task. Guests love that this home allows guests full access to a washer/dryer to use whenever needed. By The River also offers many other amenities such as free WiFi for guests to use during their stay.

All three of the bedrooms are located up the stairs found in the entryway. The first bedroom to the left is equipped with two twin beds perfect for children or adults looking to have their own sleeping arrangements. The second bedroom includes a queen bed and a full bed. These first two bedrooms have access to the upstairs hallway bathroom. The third and final bedroom is the Master Bedroom with a king bed for guest comfort, with access to a private full bathroom. One thing all of these bedrooms have to offer is plenty of closet space for storage -- you will have more than enough room to store anything brought from home!
Stepping through the back doors, there is a large yard that backs upright to the river; offering plenty of chances to see ducks and other local wildlife traveling through. In the yard, you will find a table with seating and a bench perfect for listening to the river while enjoying the sunshine or watching the starry night sky. By The River also allows guests full access to the gas BBQ grill (Gas Cylinder provided, courtesy of Red River Real Estate) for cooking out for friends and family. To the front of the home, you will have plenty of parking space to bring vehicles and even a trailer.

We initially had another property booked but when we arrived, the condo had been updated and had two less beds than advertised and we needed all beds. However, Red River Real Estate then bent over backwards and found us new lodgings within 15 minutes that had more beds and even more space! Everyone makes mistakes but it's how you handle them and the staff at Red River were awesome. Thank you for a great week!

We were on a spur of...

We were on a spur of the moment road trip and had driven from Taos hoping to check out a couple properties I had found on Airbnb. The real estate office was open and accommodated us by rushing a clean-up and letting us check in late Sunday afternoon. We really appreciated their efforts. The property sits literally ON THE RIVER! I will note that one other property that met my criteria was listed as BY the River and ended up being across Main Street! Thankfully, the real estate office was open on Sunday afternoon and we were moved in in less than 2 hours to the perfect location. 5 minute walk to downtown, wildlife galore, good fishing and the weather was perfect for our stay. The condo was well equipped with everything we needed.

House Rules

Guests must be at least 21 years old and provide proof of age upon request. We reserve the right to refuse service to any person or party.

Check-in begins at 4:00 PM; however, during peak seasons, a 4:00 PM check-in is not guaranteed. Guests will receive a text and email once the property is ready. Please do not enter the property or park outside the unit before receiving check-in approval. Unauthorized early access will result in a $200 fee.

Check-out is no later than 10:00 AM. Refunds are not provided for early departures. Early or late check-in/check-out may be available with advance approval and may incur a fee equal to one-half night’s rent.

A valid credit card is required at check-in for damages or missing items. Guests have 12 hours after arrival to report any issues with the property.

A cleaning fee applies to all reservations. Guests must wash dishes and remove trash to avoid an additional cleaning fee.

Pets are only allowed in designated pet-friendly units with prior approval. Unauthorized pets will result in a $500 fee per pet, possible cleaning or repair charges, and immediate eviction without refund. Pet-friendly units allow a maximum of two pets. Pets must be kenneled when unattended, and guests must clean up after them or incur a $100 fee.

Smoking is prohibited inside all properties. Evidence of smoking indoors will result in a $500 fine.

Maximum occupancy limits, including children and infants, must be followed at all times. Temporary sleeping arrangements such as air mattresses or cots are not permitted.

House parties, firearms, fireworks, excessive noise, trespassing, parking outside designated areas, and operating ATVs or off-road vehicles on private land are strictly prohibited. Violations may result in fines, eviction, and forfeiture of all monies paid.

Some properties may require snow chains or four-wheel drive during winter conditions, and guests are responsible for proper transportation. RV parking is prohibited at all properties.

M Vacation Properties and Resorts reserves the right to enter the property when necessary for repairs, maintenance, occupancy verification, or emergencies. While we make every effort to maintain all amenities, we cannot guarantee against interruptions or mechanical failures involving Wi-Fi, satellite, heating, hot tubs, TVs, or appliances. 1-800-453-3498 Opt 3

In rare circumstances, guests may be relocated to a comparable property due to maintenance issues, property sales, or unforeseen events. Relocation does not qualify for refunds or credits.

Trash in hot tubs will result in a $100 fee. Oil fryers are prohibited and carry a $500 fine. EV charging is prohibited unless the property specifically offers an EV charger; violations will result in a $100 fee.
