Ski View Condominiums are so well known amongst people who love coming to Red River for their
vacation! They have so much to offer, such as great views, a massive community deck allowing
guests the perfect place to relax and enjoy the amazing weather that Red River has to offer. Use the
Ski Views community gas BBQ grills (Gas Cylinder provided, courtesy of Red River Real Estate and
Ski View Association) to show off your grilling skills! The Ski View Condos are right off Main Street
making them perfect for any guest wanting to walk through the town, stopping in at the many stores
and restaurants. You are even in easy walking distance to the Ski and Summer Area. Enjoy
the commons area that is provided by the Ski View Condos, a great place for anyone wanting to get
away and watch some TV, play games, or even do laundry with the coin-operated washer/dryer that
is provided for all Ski View guests to use. Even though these units are Condo s, when you step
through the front door you will be amazed at how roomy these units truly are! They are so spacious
that it is a better choice than a lodge or a hotel! 
Ski View #11 is located on the first floor. It is a spacious open concept, well-appointed condo -
approx. 1200 sq.ft. It has a designated parking space, 2 bedrooms, 2 full baths. The King Bedroom to
the right has a ceiling fan and a flat-screen TV with Direct TV. The Queen Bedroom to the left has
a ceiling fan, a flat-screen TV with Direct TV.
There is a Queen Sofa sleeper located in the living area. The living area also includes a flat-screen  TV with Direct TV and DVD/VCR player with many movies to watch/choose from or bring
your favorites. The Kitchen is fully equipped with a dishwasher, stove, full-size refrigerator,
microwave, coffee pot, toaster, Crockpot, and much more. There is a sitting area with a wood-burning
fireplace (wood provided during the winter months). This is a cozy place to enjoy a warm fire on a chilly New Mexico night.
There are beautiful views of the Ski Area from the living room. There is a large patio area with
barbeque grills and tables. Ski View is located within walking distance of shopping and dining, close
to the Ski Area, and is on the transit line.

House Rules

Guests must be at least 21 years old and provide proof of age upon request. We reserve the right to refuse service to any person or party.

Check-in begins at 4:00 PM; however, during peak seasons, a 4:00 PM check-in is not guaranteed. Guests will receive a text and email once the property is ready. Please do not enter the property or park outside the unit before receiving check-in approval. Unauthorized early access will result in a $200 fee.

Check-out is no later than 10:00 AM. Refunds are not provided for early departures. Early or late check-in/check-out may be available with advance approval and may incur a fee equal to one-half night’s rent.

A valid credit card is required at check-in for damages or missing items. Guests have 12 hours after arrival to report any issues with the property.

A cleaning fee applies to all reservations. Guests must wash dishes and remove trash to avoid an additional cleaning fee.

Pets are only allowed in designated pet-friendly units with prior approval. Unauthorized pets will result in a $500 fee per pet, possible cleaning or repair charges, and immediate eviction without refund. Pet-friendly units allow a maximum of two pets. Pets must be kenneled when unattended, and guests must clean up after them or incur a $100 fee.

Smoking is prohibited inside all properties. Evidence of smoking indoors will result in a $500 fine.

Maximum occupancy limits, including children and infants, must be followed at all times. Temporary sleeping arrangements such as air mattresses or cots are not permitted.

House parties, firearms, fireworks, excessive noise, trespassing, parking outside designated areas, and operating ATVs or off-road vehicles on private land are strictly prohibited. Violations may result in fines, eviction, and forfeiture of all monies paid.

Some properties may require snow chains or four-wheel drive during winter conditions, and guests are responsible for proper transportation. RV parking is prohibited at all properties.

M Vacation Properties and Resorts reserves the right to enter the property when necessary for repairs, maintenance, occupancy verification, or emergencies. While we make every effort to maintain all amenities, we cannot guarantee against interruptions or mechanical failures involving Wi-Fi, satellite, heating, hot tubs, TVs, or appliances. 1-800-453-3498 Opt 3

In rare circumstances, guests may be relocated to a comparable property due to maintenance issues, property sales, or unforeseen events. Relocation does not qualify for refunds or credits.

Trash in hot tubs will result in a $100 fee. Oil fryers are prohibited and carry a $500 fine. EV charging is prohibited unless the property specifically offers an EV charger; violations will result in a $100 fee.

Wi-Fi and satellite services are complimentary amenities and are not guaranteed. We are not responsible for items left behind after departure.
